The U.S. Environmental Protection Agency's environmental-geophysics program describes ground-penetrating radar as an electromagnetic method that transmits radio-wave pulses into the ground and records the amplitude and travel time of energy that reflects back from interfaces with different electrical properties — chiefly dielectric permittivity. EPA's CLU-IN geophysical-methods page, which cites Everett (2013) and Benson et al. High-frequency antennas (roughly 200–400 MHz) resolve features on the order of centimeters at shallow depth; lower frequencies go deeper and lose detail. For a residential heating-oil tank, that physics is enough. Most buried house tanks sat a few feet down, well inside a mid-frequency antenna's useful range in dry or sandy soil. The same physics is why a sweep under a wet clay lawn, a salt-treated driveway, or a high water table can come back muddy. The instrument did not fail. The ground attenuated the pulse.
Magnetometer
A magnetometer measures Earth's magnetic field. The Kansas Geological Survey describes the field method this way: objects with high magnetic susceptibility or remnant magnetization — buried metallic pipes, rebar, steel drums, or burned material — enhance the localized field (KGS FAST methods and equipment). A steel heating-oil tank is exactly that kind of object. A handheld metal detector is a rougher cousin of the same idea: it tells you metal is nearby. Pavement, a shed, a deck, a dense hedge, or a dog that will not leave the side yard will cut the grid short.
Marks. When a response is consistent with a tank-sized object at a plausible burial depth, the technician paints or flags the surface and notes approximate depth. Those marks are a hypothesis. They are not a legal finding that a heating-oil tank is in the ground.
The report. You should receive writing, not a hallway summary. The next section is the checklist. If the company will not put coverage and limitations on paper, you do not have a document a buyer's attorney can accept.
Anomaly ≠ Confirmed Tank

A confident tank call usually stacks more than one fact: a tank-shaped radar hyperbola at a residential burial depth, a matching metallic response on the magnetometer, and a location that fits a fill pipe, a vent, an oil line, or the house's heating history. One of those facts is a lead. Three of them is a reason to plan a small confirmation dig. Zero of them plus the words "possible anomaly" is a reason to get a second look, not a reason to book a full removal crew.
False negatives happen too. A tank under a slab, under a driveway the antenna could not couple to, in conductive clay, or deeper than the chosen frequency can read may not appear. What a Written Tank Sweep Report Should Contain
The report is the product. A buyer, a lender, or a closing attorney is not buying an hour of walking. They are buying a document they can file next to the disclosure. If the company hands you a verbal "all clear," ask them to write the same sentence with the coverage map attached.
A report worth keeping names at least the following:
- Property identity and date. Address, who ordered the work, and the date of the scan. A report without a date is not useful six months later.
- Instruments used. GPR (and antenna frequency if recorded), magnetometer, metal detector, or a combination. If only one instrument was used, the report should say so.
